Page Field Medical Village

Fort Myers, Lee County, Florida

Page Field Medical Village is located on approximately 3.4 acres and comprised of four buildings, housing doctors’ offices and ancillary medical services. The site is bordered on the west by U.S. 41 (Cleveland Avenue) and is adjacent to the Page Field Airport to the east.

Hole Montes, Inc. provided the master development plan, land surveying, site design, permitting, civil engineering, design of an off-site road to create secondary access, and landscape architecture design.

Hole Montes provided professional services to rezone the property for medical use. The first phase was rezoned utilizing the Special Exception process to allow medical office with the Light Industrial zoning category. The second phase was a re-zoning of the property from Light Industrial to CPD formally allowing medical use for the 4 acre parcel. Project permitting requirements included SFWMD with respect to stormwater management, utilities through the City of Fort Myers, and FDOT regarding US 41 access. In addition to required permits from the FDEP and Lee County Development Services, coordination was also required with Lee County Port Authority and the FAA since the parcel is adjacent to airspace. Also of note is that the property is owned by and leased from the Lee County Port Authority.
